Shanghai Prime: The Bund, Xintiandi and the Rules for Foreign Buyers

River views over Lujiazui and restored lane houses in the old French Concession orbit. Shanghai's prime market is spectacular, and tightly regulated for foreigners.

MAN TARGET EditorsOctober 29, 2026 4 min read

Few skylines are as cinematic as Shanghai's. From the Bund, the historic waterfront of banks and trading houses on the west bank of the Huangpu, you look across at the towers of Lujiazui. A short drive inland, Xintiandi turned restored shikumen lane houses into one of the city's most fashionable quarters. Both sit in Huangpu district, and both define Shanghai prime. Buying there as a foreigner, however, follows its own rulebook.

Two prime worlds

  • The Bund: heritage architecture, river frontage and some of the city's most famous views over Pudong. Homes here trade on the panorama and the address.
  • Xintiandi: developed by Shui On Land around restored lane houses, with restaurants, boutiques and a lake park, surrounded by high-end residential compounds and serviced apartments.
  • Across the river, Lujiazui offers the opposite view: living inside the skyline the Bund looks at.
On the Bund, you buy the view of the future from the architecture of the past.
The Huangpu at night: the Bund's facades facing the towers of Lujiazui.

The rules for foreign buyers

  • Eligibility: according to Shanghai government guidance, foreigners generally need Chinese permanent residency or at least one year of work in Shanghai, with a labour contract.
  • Records: buyers need continuous social security or individual income tax records, generally for at least one year.
  • One home, self-use: expats may generally buy only one residential property, must not own other property in China, and the home is for living in, not renting out.
  • Approval: the property must be permitted for foreign ownership, typically confirmed through the project or registration office.
  • Currency: in 2025, China's foreign exchange regulator eased how overseas buyers can pay down payments, but capital controls still apply.

Rules move, so check them

Shanghai has adjusted purchase rules several times, including easing requirements for non-local Chinese buyers in 2026. Residential property in China is held under land-use rights granted for a fixed term rather than as freehold. Taxes such as deed tax are paid before registration. Confirm current rules with the authorities and a licensed Chinese lawyer; this is not legal, tax or investment advice.

Key takeaways

  • The Bund and Xintiandi, both in Huangpu district, are Shanghai's classic prime addresses.
  • Foreigners generally need a year of work in Shanghai, or permanent residency, to buy.
  • Expats are generally limited to one home, for their own residential use.
  • Residential land in China is held under land-use rights, not freehold.
