New York's Trophy Towers: Billionaires' Row and Beyond

Pencil-thin supertalls over Central Park, limestone classics and hotel residences. Who built them, what sets them apart and what buyers should know.

MAN TARGET EditorsOctober 28, 2026 4 min read

The southern edge of Central Park has become the world's most famous residential skyline. Along and around 57th Street, developers used air rights and engineering bravado to build towers so tall and slender that they changed how Manhattan looks from the park. Locals call it Billionaires' Row. Here are the towers that define it, and what lies beyond.

The towers that define the Row

  • One57: Extell's 1,005-foot tower by Christian de Portzamparc, completed in 2014, the first supertall of the new wave.
  • 432 Park Avenue: Rafael Viñoly's 1,397-foot concrete grid for CIM Group and Harry Macklowe, completed in 2015.
  • 220 Central Park South: Vornado's 952-foot limestone tower by Robert A.M. Stern Architects, completed in 2019, the classicist's choice.
  • 53W53: Jean Nouvel's 1,050-foot tower beside MoMA, by Pontiac Land Group and Hines, completed in 2019.
  • 111 West 57th Street: SHoP Architects' 1,438-foot tower for JDS Development and Property Markets Group, completed in 2021 and often called the world's most slender skyscraper.
  • Central Park Tower: Extell's 1,550-foot tower by Adrian Smith + Gordon Gill, completed in 2021, the tallest on the Row.
On Billionaires' Row, the view of the park is the product. Everything else is packaging.

Beyond the Row

Trophy New York is not only about height. Aman New York Residences sit in the restored Crown Building on Fifth Avenue, with hotel service downstairs. On Park Avenue, the restored Waldorf Astoria has added private residences. And prewar co-ops on Fifth and Park remain the quiet aristocracy of the city, where architecture and provenance matter more than altitude.

What buyers should know

  • Condo or co-op: co-op boards approve buyers and can ask for deep financial disclosure; condos are generally simpler for international buyers.
  • Closing costs: New York has transfer taxes, including the state's so-called mansion tax on higher-priced homes; budget for them early.
  • Carrying costs: common charges and property taxes in full-service towers are substantial.
  • Renting out: under Local Law 18, whole apartments cannot be rented for fewer than 30 days; legal short stays require a registered host living in the unit.
  • Work with a licensed New York real estate attorney; this is not legal, tax or investment advice.

Key takeaways

  • Billionaires' Row clusters supertall condo towers near 57th Street and Central Park.
  • Central Park Tower, at 1,550 feet, is the tallest of them.
  • Condos are generally simpler than co-ops for international buyers.
  • Short-term rentals of whole apartments are effectively barred in NYC.
