Miami's Luxury Launch Boom: What Is Rising in Brickell, Sunny Isles and Miami Beach
Supertall hotel towers downtown, car-branded skyscrapers on the beach and a quieter, boutique Miami Beach. A map of the new Miami.

Few cities build luxury as fast or as loudly as Miami. New money, new residents and new brands have pushed developers to launch towers that sell largely before they are finished, often to buyers from Latin America, New York and Europe. The result is a skyline in constant motion. Here is what is going up, and where.
Brickell and Downtown: the hotel supertalls
- Waldorf Astoria Hotel & Residences, 300 Biscayne Boulevard: led by PMG with Hilton and partners, designed by Sieger Suarez and Carlos Ott, planned to rise more than 1,000 feet, with completion expected around 2028.
- Cipriani Residences Miami, 1420 South Miami Avenue: an 80-storey tower by Mast Capital, designed by Arquitectonica with interiors by 1508 London. It topped out in 2026 and is due to complete later this decade.
- Aston Martin Residences: a 66-storey tower on Biscayne Boulevard Way, where the river meets the bay, already part of the downtown skyline.
In Miami, you do not buy an apartment. You buy a view, a service and a story to tell at dinner.
Sunny Isles Beach: where cars go upstairs
This narrow strip between the Atlantic and the Intracoastal has become the home of the car-branded tower. Dezer Development opened the Porsche Design Tower, where a glass lift carries cars to residents' floors, then partnered with Bentley on Bentley Residences Miami at 18401 Collins Avenue: 62 storeys, 216 homes and private sky garages served by the patented Dezervator. Nearby, Residences by Armani Casa, by Dezer and Related Group, brought fashion to the same beach.
Miami Beach: lower, quieter, rarer
Miami Beach plays a different game. Its historic districts, Art Deco heritage and planning rules favour lower, boutique buildings and careful renovations over supertalls. For many buyers that scarcity is the point: fewer units, more privacy and a beach address that cannot easily be replicated.
Before you buy
- Read the deposit schedule and how deposits are held under Florida condominium law.
- Check the developer's delivery record, not just the renderings.
- For resale buildings, ask about the milestone structural inspections and reserve studies Florida has required since the 2021 Surfside collapse.
- Budget for insurance, which is a significant and rising cost in coastal Florida.
- Use a licensed Florida real estate attorney; this is not legal or investment advice.
Key takeaways
- Downtown and Brickell are getting hotel-branded supertalls.
- Sunny Isles Beach is the capital of car-branded towers.
- Miami Beach plays a lower-rise, boutique game shaped by its historic districts.
- Florida's post-Surfside condo safety rules matter when you buy resale.
